Why I started
Mortgage Sense
“I’d seen too many people leave a bank meeting feeling confused, pressured, and unsure if they’d made the right call. I knew there was a better way.”
I’m Yatin Kainth — an Auckland-based mortgage adviser and the founder of Mortgage Sense. I’m registered on the Financial Service Providers Register (FSPR). I work with clients across the full lending journey, from the first chat to settlement and beyond.
I’m originally from India, and I moved to New Zealand in 2019. I quickly learned what it’s like to face a new country’s property market. There was the confusion, the paperwork and the lender jargon. There was also the feeling that banks weren’t quite on my side. That experience shapes how I work with every client today. It doesn’t matter if you’re a first home buyer, a seasoned investor, or just checking you’re on a good deal.
My engineering background gave me a detailed, analytical approach to problems. As it turns out, that’s exactly what mortgage structuring needs. I don’t just find you a rate. First, I look at your full financial picture. Then I compare options across 30+ lenders and recommend what makes sense for you.
I specialise in clients the banks sometimes make hard work for. These include first home buyers who need guidance from the start, and self-employed borrowers whose income looks different on paper. I also help investors building a portfolio, plus migrants and returning Kiwis who aren’t sure where they stand.
Mortgage Sense is based in Hobsonville, Auckland. I work with clients in person and remotely across New Zealand — and I always respond the same day. My advice is free in most circumstances, and there’s never any obligation.
