LVR bands are a general guide. Low equity margins, investor limits and new build exemptions vary by lender and change over time.

What your LVR means

80% or below (home you live in). Most banks offer their special rates with no low equity margin.

80% to 90%. Still doable, but banks limit how much of this lending they do, and a low equity margin or fee usually applies. See low deposit home loans.

Investment property. Most banks want 70% or less on an existing property. New builds can be treated differently. See property investment loans.

Lowering your LVR. Pay down the loan, add savings, or get a revaluation if your home has gone up. Read property valuation NZ.

Common questions

What is a good LVR in NZ?

80% or less is the usual target for a home you live in, because that’s where most banks drop the low equity margin. Investors generally need 70% or less.

Does the bank use the price or a valuation?

Usually the lower of the purchase price and a registered valuation. Read property valuation NZ.

Can my LVR fall without paying more?

Yes. If your home’s value rises, your LVR falls. You can ask your bank to revalue and remove a low equity margin.
