Short answer

A mortgage broker in Hamilton compares home loans from many lenders and manages the application through to settlement. For most bank home loans it costs you nothing, because the lender pays the broker when the loan settles. I’m based in Auckland and advise Hamilton clients remotely, so you get the same service without leaving town.

What are Hamilton house prices doing?

REINZ’s September 2026 results put the Waikato region’s median price at $735,000, up 0.7% on September 2025 (published 15 October 2026). Nationally the median was $755,000, down 2.3%, so Waikato is holding up better than the national figure. For Hamilton itself, Cotality’s Home Value Index puts the median home value at $735,480 (September 2026, +0.1% over the year), a modelled value rather than a sale price. That is a regional number covering Hamilton and the surrounding districts, not a Hamilton-only median, so treat it as a guide and look at recent sales for the specific suburb.

Compared with Auckland, the entry price is lower, which changes the deposit maths. A 20% deposit on a $735,000 purchase is $147,000, while a 10% deposit is $73,500. The deposit check below lets you try your own numbers.

Mortgage broker Hamilton: new builds and growth areas

Hamilton City Council lists four greenfield growth areas where development is happening now: Peacocke, Rotokauri, Rototuna and Ruakura. Its stated aim is at least 18,000 new homes by 2035. In April 2026 the council said infrastructure covering 243 hectares in Peacocke was complete, enabling room for around 7,400 houses over the next three decades.

If you’re buying new, finance works differently from an existing home. Off-the-plan and house-and-land purchases often involve staged payments, and lenders look closely at the build contract and timeframes. I cover the options in construction loans and house and land packages. Get finance lined up before you sign, not after.

Getting a LIM in Hamilton

A Land Information Memorandum (LIM) is a council report on a property: consents, zoning, hazards and any notices. Hamilton City Council takes LIM requests through its website and says a standard LIM takes up to 10 working days, with an express residential option of up to three working days. Order it early in your due diligence period. Start at the council’s LIM request page and check current fees there.

A LIM is not a building inspection. For older homes, order a separate inspection too. My note on the due diligence clause explains how the timing works.

Mortgage broker Hamilton: how a remote appointment works

You don’t need to be in Auckland, and I don’t have an office in Hamilton. Every step works by phone or video.

  1. A free 20 to 30 minute call. We talk through what you want to do, your income, your deposit and any debts.
  2. I send a short document list (ID, payslips or financials, bank statements, KiwiSaver details). You upload them securely from your phone or laptop.
  3. I tell you which lenders I’d approach and why, trade-offs included, then submit the application and deal with the bank’s questions.
  4. Once you have a place, I handle the property side of the approval and the loan documents, and keep you, the lender and your lawyer on the same timeline through to settlement.
  5. Before a fixed term ends, I get in touch so you can refix or review.

Documents are signed electronically, so there’s no trip to Auckland. If you’d rather talk in the evening, book a time that suits.

Common questions

Do you have an office in Hamilton?

No. I’m based in Auckland and work with clients across New Zealand by phone and video. Everything from the first chat to settlement can be done remotely.

What is the median house price in Hamilton?

REINZ’s September 2026 figure for the Waikato region was $735,000, up 0.7% year on year. That is a regional median rather than a Hamilton-only figure, so check recent sales in your target suburb.

Is a mortgage broker free in Hamilton?

For most bank home loans, yes. The lender pays me a commission when the loan settles, so you don’t pay for the assessment or application. A fee can apply in some cases, such as some non-bank lending, and I’d tell you and put it in writing first.

Can I get a home loan for a new build in Hamilton?

Yes, lenders do finance new builds and house-and-land packages, usually with staged drawdowns tied to build progress. The lender will want to see the contract and the builder details, so talk to me before you sign.
