My office is at 7/3 Workspace Drive, Hobsonville, Auckland 0618, just off the Upper Harbour Motorway. New builds and townhouses. A lot of the housing around Hobsonville Point, Scott Point, Whenuapai, Westgate and Red Hills is newer townhouses and terraced homes. New builds are exempt from the Reserve Bank’s deposit restrictions, which can open up lending with a smaller deposit. I cover how that works on the construction loans page.
First home buyers. Suburbs like Massey, Henderson, Ranui and Swanson are where a lot of West Auckland first home buyers start, often with KiwiSaver as part of the deposit. See first home buyers, using KiwiSaver for your first home and getting pre-approved.
Lifestyle and rural blocks. Out past Kumeū, Huapai and Riverhead, lenders treat bigger sections and lifestyle properties differently to a suburban house. Land size, zoning and any income from the land all change which banks will lend and how much.
Older homes in the established suburbs. In Te Atatū, Glen Eden, Titirangi and New Lynn you’ll find more older weatherboard houses and cross-lease titles. They’re usually fine to lend on, but the bank may want a building report or a closer look at the title.

For most bank home loans, yes. The lender pays me a commission when your loan settles. A fee can apply in some situations, such as non-bank lending or if a loan is repaid early, and it’s always agreed with you in writing first.
