My office is at 7/3 Workspace Drive, Hobsonville, Auckland 0618, right on the Upper Harbour Motorway, so Albany, Greenhithe, Glenfield and Hillcrest are a short drive away. We can meet at the office or do everything by phone and video. Refinancing and refixing. Many North Shore homeowners have had the same bank for years and simply roll over when their fixed term ends. A review can often find a better rate or a better loan structure, and some banks offer cash contributions when you switch. See refinancing and when switching banks pays.
1990s and early 2000s homes. Parts of the Shore, including around Albany and the East Coast Bays, have a lot of homes from the era when some monolithic cladding systems had weathertightness problems. Lenders can ask for a building report on these, so it pays to get one early.
Cross-lease flats and units. Older units in suburbs like Glenfield, Northcote, Birkenhead and Sunnynook are often on cross-lease titles. If the flats plan doesn’t match what’s actually built, that can hold up lending. I’ll flag it before you go unconditional.
Investors. Investors generally need a bigger deposit than owner-occupiers unless it’s a new build. See property investment loans.

For most bank home loans, yes. The lender pays me a commission when the loan settles. A fee can apply in some situations, such as non-bank lending or if a loan is repaid early, and it’s always agreed with you in writing first.
Yes. I compare your current loan with what other lenders will offer, including any cash contribution for switching, and weigh that against break fees. See refinancing.
Usually yes, but the bank will check the title. If there are alterations that aren’t on the flats plan, it can slow things down or need fixing first. It’s worth getting your lawyer to check the title early.
