Your equity
Equity is your home’s value minus what you owe.
An estimate is fine. The bank will want its own valuation.
Total equity

Bar shows your current LVR.
Usable equity (estimate)
–
Usable equity is a rough guide. You still need to pass the bank’s affordability test for the larger loan.
Before you use your equity
Equity isn’t cash in the bank. To use it, you borrow more against your home, so the new loan has to pass the bank’s servicing test at its test rate, not the rate you’ll pay.
Common uses are renovations, a deposit for an investment property, or clearing higher-interest debt. See using home equity, renovation loans and property valuation NZ.
Common questions
How is home equity calculated?
Your home’s value minus what you owe on it. Lenders usually let you borrow up to 80% of the value of a home you live in, so usable equity is 80% of the value less your current loan.
Can I use equity to buy an investment property?
Often yes. The equity can act as the deposit, but the new loan must still pass the bank’s affordability test.
Do I need a valuation to release equity?
Usually. Some banks accept a desktop valuation for smaller top-ups; others want a registered valuation.
