Remote mortgage advice
Need a mortgage broker Tauranga buyers can talk to without driving anywhere? I’m Yatin Kainth, an Auckland-based adviser who works with Tauranga and Bay of Plenty clients by phone and video, comparing 30+ lenders for first homes, upsizing, downsizing and investment property.

Short answer
A mortgage broker in Tauranga compares home loans across many lenders and runs the application through to settlement. For most bank home loans there is no cost to you, as the lender pays the broker on settlement. I’m in Auckland and advise Tauranga clients remotely, which matters when prices are high and the loan structure needs to be right.
REINZ’s September 2026 results show the Bay of Plenty region’s median price at $795,000, up 1.9% on a year earlier, against a national median of $755,000 (down 2.3%). That is a regional figure covering the wider Bay of Plenty, not Tauranga alone.
For Tauranga itself, Cotality’s Home Value Index puts the median home value at $932,469 (September 2026, +1.0% over the year), a modelled value rather than a sale price. In the second quarter of 2026 Cotality reported the city’s median property value at about $953,546, against a median household income of about $122,887. That is 7.8 times income, down from a peak of 11.7 in late 2021 and below the city’s long-term average of 8.2. In other words, things have eased, but Tauranga is still stretched compared with most of the country.
Cotality’s commentary is that Tauranga prices are held up by wealth more than by local incomes. Many buyers are retirees or downsizers bringing equity from a sale elsewhere, often Auckland, which supports prices even where local wages don’t. Younger local buyers compete against that, so the borrowing side matters.
In practice, I look at three things. First, how much deposit you can pull together, including KiwiSaver and any gifted money. Second, which lenders assess your income most favourably. Third, whether a different type of property, such as a townhouse or a newer home further out, brings the numbers into range. House-and-land packages in Pāpāmoa, Tauriko and Ōmokoroa were reported by the NZ Herald in mid-2026 at roughly $799,000 to $950,000, so check what is actually on offer when you’re ready.
If you are selling an Auckland home and moving to Tauranga, timing is the tricky part. Buying before you sell may need bridging finance, and retirees living on superannuation face tighter income tests, because lenders look at ongoing servicing rather than the equity you hold. I’ll tell you early whether your plan works on paper. See also changing homes.
Tauranga City Council takes LIM orders online and says a standard residential LIM takes 10 working days, with an urgent five-day option. Its LIM covers things like natural hazards and climate change impacts, zoning, drains and building consents. Start with the council’s LIM page and check current fees there. A LIM does not include full building plans or inspection records, which sit in the separate property file. It is also not a building inspection.
You don’t need to be in Auckland, and I don’t have an office in Tauranga. Every step works by phone or video.
Documents are signed electronically, so there’s no trip to Auckland. If you’d rather talk in the evening, book a time that suits.
Lenders care about the borrower and the property, not where the adviser sits. I compare 30+ lenders, banks and non-banks. A few starting points that apply anywhere in New Zealand:

Type a price to see the deposit at 5%, 10% and 20%, and roughly what you would borrow. Which deposit level is open to you depends on the lender and your situation.
Illustrative only. Not an approval, and lenders set their own deposit rules.

No. I’m based in Auckland and advise clients across New Zealand by phone and video. The whole process, from the first call to settlement, works remotely.
Cotality’s second-quarter 2026 data put Tauranga’s median property value at 7.8 times median household income. That is down from 11.7 in late 2021 but still high, which is why deposit size and lender choice matter.
For most bank home loans, yes. The lender pays me a commission when the loan settles, so you don’t pay for the assessment or application. A fee can apply in some cases, such as some non-bank lending, and I’d tell you and put it in writing first.
Often yes, but timing and structure matter. Depending on whether the sale or purchase goes unconditional first, you may need bridging finance. Talk to me before you make an offer so we can plan it.
A 20-minute chat costs nothing. I will tell you straight what lenders are likely to say.
