I’m Yatin Kainth — an Auckland-based mortgage adviser and the founder of Mortgage Sense. I’m registered on the Financial Service Providers Register (FSPR) and work with clients across the full lending journey, from first conversation through to settlement and beyond.
Originally from India, I moved to New Zealand in 2019 and quickly learned first-hand what it’s like to navigate a new country’s property market — the confusion, the paperwork, the lender jargon, and the feeling that banks aren’t quite on your side. That experience shapes how I work with every client today, whether they’re a first home buyer, a seasoned investor, or someone who just wants to know if they’re on a good deal.
My background in engineering gave me a detail-oriented, analytical approach to problem-solving — which turns out to be exactly what mortgage structuring requires. I don’t just find you a rate. I look at your full financial picture, compare options across a panel of 30+ lenders, and recommend what genuinely makes sense for your situation.
I specialise in clients that the banks sometimes make hard work: first home buyers who need guidance from the very start, self-employed borrowers whose income looks different on paper, investors building a portfolio, and migrants or returning Kiwis who aren’t sure where they stand.
Mortgage Sense is based in Hobsonville, Auckland. I work with clients in person and remotely across New Zealand — and I always respond the same day. My advice is free in most circumstances, and there’s never any obligation.
